Selling a Home
1. Connect With Us To Discuss Your Needs
The first step is meeting with one of us to talk about your wants and needs. We’ll walk you through the home selling process and help you understand what goes into selling a home. In addition, we will also provide advice on getting your home ready to sell and tips for staging.
2. Listing Appointment And Sign Listing Agreement
At a listing appointment, we will discuss our price evaluation with you. We’ll provide our recommendations, but ultimately you decide the price. After that we’ll discuss a listing date and get the listing agreement signed.
3. Photography Scheduled And Marketing Materials Prepared
Once your property is ready to go on the market, we will schedule professional photography and prepare marketing materials including flyers, just-listed postcards, open house marketing materials, and digital marketing.
4. Your Home Hits The Market
Yay! Your home is ready to go live. Ideally, we will list your property on a Thursday in order to get it in front of the most people. Potential buyers will be excited to see your home over the weekend.
5. Open House
On the Saturday following the listing date, will host an open house for your property. One of our trained professional agents will hand out flyers in your neighborhood and will hold the open house on Saturday so that interested buyers can see the home for themselves.
6. Review Offers
We often receive offers the first week the property is listed. Any offers that come in over the first weekend will be presented on Monday. Any other offers will be reviewed as they come in. We will help you in understanding each offer and deciding which one will work the best for you. We will help you negotiate the offer whether you decide to accept, counter, or reject.
7. You Accept Or Counter An Offer
Yay! You’ve decided on the best offer and have either accepted it or countered the offer. We will help you negotiate the contract and get the deal signed around.
8. Buyer conducts inspection and appraisal
Once an offer is signed around, the buyer usually has a ten day inspection period. They will hire a licensed inspector to conduct an inspection of your home to make sure everything is safe and functions properly. The buyer’s lender (if they are using a loan) will also conduct an inspection called an appraisal to make sure the home value meets the purchase price.
9. Sign Final Documents
You will meet at the closing office to sign all final documents. Once signed, the property will fund and record within 24 hours.
10. Congratulations! You sold your home.
