Steps to buying A Home
1. You let us know your criteria and we'll get you set up on an automated home search
2. As you browse the homes we send to your email, you can pick your favorites and we'll schedule times to see them.
3. When you find a home you want to make an offer on, we'll write up the documents and send them to the seller's agent.
4. We'll help negotiate the deal and any potential counter offers.
5. Once your offer is accepted, we'll walk you through the inspection process to ensure everything in the home works properly.
6. When the inspection is complete, we'll help you decide whether to request work or move forward with the current offer. This is also a good time to verify all the information provided by the sellers.
7. Once you've approved the inspection and decided to move forward, the deal will move to the appraisal period to validate the value of the home.
8. If necessary, we will help negotiate and requirements based on the appraisal.
9. After the appraisal, we are ready to move to closing. You'll get to sign the final paperwork and close the deal.
10. Yay! You just bought a home. We'll get you the keys. It's time to celebrate!

10 Commandments of Real Estate Loans
Getting a loan can be a smooth and simple process, but it is important to keep the following in mind.

1. Thou shall not change jobs, become self-employed, or quit your job.

2. Thou shall not buy, or refinance, a car, truck or van.

3. Thou shall not use credit cards excessively, consolidate debt, or let your accounts fall behind.

4. Thou shall not spend money you have set aside for closing.

5. Thou shall not omit debts or liabilities from your loan application.

6. Thou shall not make a large purchase like furniture.

7. Thou shall not originate any inquiries into your credit.

8. Thou shall not make/cash large deposits without first checking with your loan officer.

9. Thou shall not change bank accounts.

What Costs are involved?
Earnest Money
Earnest Money is a deposit you put down towards a home when you make an offer. This money is showing good faith to the sellers that you will perform due diligence in buying the home. Earnest money (usually in the form of a check) is collected by your buyer’s agent at the time you write the offer on the house.
Earnest money amounts can vary, depending on the purchase price of the home, and what is acceptable to the sellers. Discuss with your buyer’s agent the appropriate amount of earnest money to offer.
Once the offer is mutually accepted, the earnest money is deposited into a trust account held by the closing company. Your earnest money will stay in that trust account until the deal is closed. When the house is closing, your earnest money will be utilized towards any closing costs or down payment associated with your loan.
Earnest money is basically a way to show the seller that you are serious about buying the home, and you will go through with the purchase of the home. There are contingencies that can protect your earnest money such as Financing Contingency and Inspection Contingency.

Closing Costs
These are costs associated with acquiring your home loan. These costs can vary depending upon purchase price. Offers can be written to get sellers to pay the closing costs, minimizing the amount of cash you need to bring in at closing. Some of the closing costs associated with a loan are

What is a home Inspection?

Why have an inspection?
As a prospective home buyer, you are sophisticated in identifying problem areas. Most of us are not knowledgeable in identifying potential problem areas. You are in the process of making a very large investment, maybe the largest investment you’ll ever make. For just a small investment now you may save substantial money for the future. Can you afford not to have a professional home inspector inspect the premises for the integrity of the internal and external components of the dwelling?
What an Inspector looks for
Structural Integrity: Home inspectors are not structural engineers, but they can identify visual defects in these areas requiring immediate repair.
Electrical: Do all the outlets work? Does the house use fuses or is there a breaker box? Are there any visual signs in fraying in the wiring?
Plumbing: Are there any leaks or annoying drips? Are all the mechanical systems and fixtures working properly?
Appliances: Are they functioning properly?
Safety Hazards: Home inspectors are not environmental specialists, but they can identify many safety hazards or dangerous conditions.
Miscellaneous: Items such as radon, septic systems, roofs, drainage problems, wood decks, patios, or other exterior structures may or may not be included in standard home inspection. Be sure and verify which, if any, of these items are included in your home inspection or may be an additional fee.
